Not sure where to start?
Area questions.
Short answers here. Anything longer belongs in a guide, linked below.
Do you manage properties in every city on this page?
Yes, all 47. On the coast we run short and long stays where the rules allow; inland, most owners lease long-term. Brandon can also help you buy in any of them.
My city is not listed. Can you still help?
Ask. Brandon works across South Florida and will tell you straight if your property is outside what we cover.
Why do the rules differ so much from city to city?
Florida stops cities from banning vacation rentals, but rules adopted before June 1, 2011 still stand, and condo associations can be stricter than the city. Two neighboring cities can have very different answers.
How current are these rules?
Checked October 2026 against official city and county sources. Rules change, so we confirm with the city and your association before anything is listed.
