Your answer is the strictest of three.
The state
A DBPR vacation rental license and state and county tax accounts, everywhere in Florida.
The city
Some cities allow short stays with a license, some only in certain zones, some not at all.
The building
The association can set a minimum stay or a cap on rentals a year. The stricter rule wins.
The buildings.
In select buildings we can achieve the same rates as hotel and management programs, and our fees are always less.

From the buildings we rent in, checked November 2026. Association rules change, so we confirm with the building before you buy or list. Looking to buy in one of these buildings? Ask Brandon what is for sale.

Ask the broker who rents in them.
Tell Brandon the building or the address. He'll tell you what the association allows, what it rents for and what is for sale there, before you make an offer.
Building questions.
Short answers here. Anything longer belongs in a guide, linked below.
Why do building rules matter more than city rules?
A city can allow short-term rentals while the association only allows monthly leases, or a set number of rentals a year. The stricter rule wins, so check both before you buy.
Can rules change after I buy?
Yes. Associations can amend their documents. Brandon reads the current documents with you before you make an offer.
My building is not listed. Can you check it?
Yes. Tell Brandon the building and he will tell you what it allows and what is for sale there.
Can you manage my unit in one of these buildings?
Yes. We manage condos from Miami to Palm Beach. If you're paying over 15%, let's compare.

Paying over 15%?
Let's compare.
An hour with Brandon, in person, by phone or by video. Bring your current statement. No pressure, just service.
