Strict rules, high standards, one local team.
Miami Beach is one of the best-known rental markets in the country, and one of the most regulated. Short-term rentals are banned in single-family homes and most residential districts, and allowed only in specific zones and authorized buildings.
For many owners that makes long-term or seasonal leasing the right plan, and it is one we run every day: careful screening, association approvals, rent collection and upkeep on a schedule. Where short stays are allowed, we handle the registrations, taxes and guest management.
Housing ranges from historic low-rise buildings in South Beach to oceanfront towers in Mid-Beach and North Beach and single-family homes on the islands. Each needs a different plan, and we put one together after we have read the rules for your property.
Our team covers Miami Beach from Sunny Isles Beach, a short drive north, with the same app and monthly report for every owner.

Renting in Miami Beach, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Can I rent my Miami Beach condo short-term?
Banned in all single-family homes and most residential districts. Allowed only in specific zones and authorized buildings on the city map. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Miami Beach?
Vacation rental business tax receipt, resort tax account and zoning approval (both numbers shown on every listing), plus the DBPR license. Guests pay 14% in taxes on stays of 6 months or less (6% state + 1% county surtax + 3% convention development + 4% Miami Beach resort tax). We handle the filings as part of the service.
What is the minimum stay in Miami Beach?
6 months + 1 day outside permitted zones. Association rules can be stricter, so we confirm both before you rent.
Can the state or city change these rules?
Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand, which is why Miami Beach and Surfside are stricter. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do you manage long-term rentals in Miami Beach too?
Yes. Annual and seasonal leases, with the same team and the same app.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
