Property management in Hallandale Beach

Management for Hallandale Beach condos, homes and small multifamily, from the ocean to the Intracoastal and west of Federal Highway. One team, one app.

About the area

Where Miami-Dade ends and Broward begins.

Hallandale Beach is the first city in Broward County north of the county line, with oceanfront condos on the barrier island, Intracoastal towers and a mainland of single-family homes and small multifamily buildings.

Crossing the county line changes more than the address. Tourist development tax, registrations and some rental rules are set at the Broward County level, so the checklist for a short-term rental here is not the same as in Sunny Isles Beach a few blocks south: a city vacation rental application, a Broward tax account and a local agent who can be on site within an hour.

The rental market is mixed. Oceanfront condos attract seasonal and short-stay guests where buildings allow it, while mainland homes and duplexes tend to rent long-term. Both benefit from the same thing: a local team that keeps the property in shape and answers quickly.

We manage Hallandale Beach properties from our Sunny Isles Beach office, close enough that inspections and repairs do not wait.

Case studyFrom sitting empty to about $300,000 a year

A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Renting in Hallandale Beach, answered.

Short answers here. Anything longer belongs in a guide, linked below.

Can I rent my Hallandale Beach condo short-term?

Allowed with a city vacation rental application. No zoning limits found. Your building's documents can be stricter than the city, so we confirm both before listing.

What licenses do I need for a short-term rental in Hallandale Beach?

Notarized city application, local business tax receipt, DBPR license and a Broward tax account. An agent available 24/7 and on site within 60 minutes. Up to 4 per bedroom. Certificate of use renewed yearly. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.

What is the minimum stay in Hallandale Beach?

No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.

Can the state or Hallandale Beach change these rules?

Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.

Do you manage long-term rentals in Hallandale Beach too?

Yes. Annual and seasonal leases, with the same team and the same app.

What does management cost?
