Condo management on the beach.
Oceanfront condos managed around the building rules, not against them. If you're paying over 15%, let's compare.

Your unit, the building and the rules, handled together.
Most of the coast between Aventura and Fort Lauderdale is condos, and a condo is never managed on its own. The association sets the rules on rentals, guests, move-ins, renovations and parking, and the front desk enforces them. Good condo management starts with knowing those rules before anything gets listed.
We manage condos short-term, long-term or a mix of both. Before we recommend a plan, we read the building documents, confirm what the association allows and check the city rules. If the building requires approvals for tenants or guests, we prepare and submit them so arrivals do not get stuck in the lobby.
Inside the unit, we keep upkeep on a schedule: air conditioning service, water heater checks, balcony doors and seals, and a walk-through after every stay or at set intervals for leases. Salt air is hard on everything, and small fixes done early are cheaper than large ones done late.
We also handle the paperwork that comes with owning in a building: special assessment notices, access devices, contractor approvals for renovations, and coordination with building management when something affects your unit.
Everything is visible in the owner app, from bookings and rent to work orders and statements.

Condo management questions.
Short answers here. Anything longer belongs in a guide, linked below.
Can my condo be rented short-term?
It depends on the association documents and the city. We check both before recommending a plan. The city pages and the "Can I Airbnb my condo?" tool are a good first look.
Do you deal with the association for me?
Yes. Tenant and guest approvals, access devices, contractor approvals and building notices are part of the service.
Who pays for repairs inside the unit?
The owner, as with any rental. We get quotes, schedule approved vendors and post every invoice in the owner app. Anything over $500 needs your approval first.
What does it cost?
It depends on the property and the plan. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I keep using the condo myself?
Yes. Block your dates in the owner app. For long-term leases, we plan owner use around the lease term.
