Oceanfront estates, managed like one.
Short-term rentals are limited here. We manage anything you own here: annual and seasonal leases, upkeep and the care between tenants.
Golden Beach is a small, residential town at the northern edge of Miami-Dade, just north of Sunny Isles Beach. There are no condo towers here. The town is single-family homes, with oceanfront estates along Ocean Boulevard, Intracoastal homes with docks on the west side, and quiet streets in between. Town police patrol closely, and the private beach is for residents and their guests. It feels more like a gated enclave than a city, and owners expect their homes to be cared for that way.
Rentals in Golden Beach follow one simple rule: no lease or occupancy shorter than six consecutive months. The town banned transient use of homes in 2002, well before the state limited local rules, so nightly and weekly rentals are not an option. Owners who rent here lease to seasonal residents for a full winter or to families on annual terms. Tenants tend to be families relocating to South Florida, buyers renting while they search, and owners of homes under renovation nearby.
Every lease is filed with the town, with the owner's details, the names and vehicles of the occupants, a 24-hour contact and a copy of the lease. A rental license with an annual inspection fee comes on top. We prepare the application for each tenant, keep the 24-hour contact on our team and make sure the lease includes the notice the town requires. Screening is careful, because the tenant is living in a high-value home for months at a time.
Homes here need steady care between tenants: pools, seawalls, docks, landscaping, generators, and storm preparation before every hurricane season. Our estate plans set a maintenance calendar for all of it, and each job shows up in the owner app with photos and an invoice. Golden Beach sits right next to Sunny Isles Beach, where our office is, and Brandon can handle a sale or purchase when you are ready.

Renting in Golden Beach, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Do you manage long-term rentals in Golden Beach too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in Golden Beach?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my Golden Beach home short-term?
The town prohibits transient use of homes in its residential districts. Any lease or occupancy must run at least six consecutive months. Your community documents can be stricter than the city, so we confirm both before listing.
What do I need to rent out a property in Golden Beach?
A town rental application for every lease: owner and property details, occupant names and vehicle information, a 24-hour responsible person, signatures of all owners and managers, and a copy of the lease with a notice that tenants must follow town rules. A rental occupational license with an annual inspection and enforcement fee set by the town. We handle the paperwork as part of the service.
What is the minimum stay in Golden Beach?
6 consecutive months. Community rules can be stricter, so we confirm both before you rent.
Can the state or Golden Beach change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Can I rent my Golden Beach home for the winter season?
Yes, if the lease runs at least six consecutive months. The town does not allow shorter stays, and each lease must be filed with the town before the tenant moves in.
