An island reached only by ferry.
Short-term rentals are limited here. We manage anything you own here: annual and seasonal leases, upkeep and the care between tenants.
Fisher Island sits just south of South Beach, across Government Cut from the Port of Miami, and is reached only by ferry or private boat. It is a private residential community of oceanfront and bayfront condominium residences, a small number of homes, a marina and a historic mansion at its center. Access is controlled, and residents, guests and contractors all go through the island's own procedures. Privacy is the point of living here, and many owners spend much of the year elsewhere, which makes reliable local care essential.
The island is unincorporated Miami-Dade, so there is no city government here. Rental rules come from the county: a short-term rental needs a county certificate of use, renewed every year after an inspection, plus a county business tax receipt, the state license and tourist tax accounts. In practice, the community and each association decide far more than the county does, including who can rent, for how long and how guests are approved. We read those documents first and plan around them, before any listing or lease is discussed.
That makes Fisher Island mostly a seasonal and annual leasing market, with tenants who want privacy and full service. Every lease means association approval, ferry and gate arrangements, and move-in coordination with building staff. We prepare the applications, handle the logistics and make sure the unit is ready when the tenant arrives. For owners who are away, we also run regular unit checks between tenants and after storms.
Residences here are finished to a high standard and need care to match: climate control, appliances, finishes and storm preparation, all coordinated around island access rules. That work runs on a calendar, and every visit is logged in the owner app with photos and the invoice. Residents on the island are served by our Sunny Isles Beach team, and Brandon can step in as broker for a purchase or sale.

Do you manage long-term rentals in Fisher Island too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in Fisher Island?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my Fisher Island condo short-term?
Fisher Island is unincorporated, so Miami-Dade County rules apply: a county certificate of use is required before a unit is listed. Community and association rules on the island can be stricter. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Fisher Island?
Miami-Dade certificate of use renewed every year (property inspection required), Miami-Dade local business tax receipt, DBPR license, Florida sales tax and Miami-Dade tourist tax accounts. Certificate posted for guests with the responsible party's contact and maximum occupancy. A responsible party reachable 24/7 who keeps a guest register. Up to 2 per bedroom + 2, maximum 12. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 3% convention development + 2% tourist development + 1% sports franchise). We handle the filings as part of the service.
What is the minimum stay in Fisher Island?
No county minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Fisher Island change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Who sets the rental rules on Fisher Island?
Fisher Island is unincorporated, so Miami-Dade County's vacation rental rules apply instead of a city's. The island community and each association set their own lease and guest rules on top, and those usually decide what is possible.
