Big lots, gated streets and tenants who stay.
Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.
Parkland is a residential city in the northwest corner of Broward County, up against the Palm Beach County line. There is almost no high-rise housing here. The stock is single-family homes, many in gated communities such as Heron Bay, Parkland Isles and Watercrest, plus larger lots and estate homes in areas like Parkland Ranches, where some properties are zoned for horses. Commercial space is limited and mostly along the main roads, so the city feels like one long residential neighborhood.
That shapes who rents. Most Parkland tenants are families who want the schools and the space, and many sign annual leases and renew. Homes here tend to be large, so upkeep expectations are high: pool service, lawn and irrigation, roofs and hurricane prep all matter more on a big lot than in a condo. We price the lease, screen the household and keep the house in the condition the next buyer will expect.
Short-term rentals are allowed, but the city treats them as a registered use. An owner needs a City of Parkland vacation rental registration certificate, issued by Planning and Zoning after a life safety inspection (and a second one for a pool or spa), renewed every year. The application also asks for a city business tax receipt, a Broward tourist development tax registration, a DBPR license and a responsible party who can get to the house within two hours. Most community associations here have their own leasing rules on top of that, and many require approval for every tenant.
Because Brandon holds a broker license, owners and investors buying in Parkland get answers before they close: which communities allow leasing, how long association approvals take, and what a home will realistically rent for. A house in Heron Bay, Watercrest or Parkland Ranches is looked after by our Sunny Isles Beach team, with leasing, upkeep and statements all in one app. You see rent, expenses, inspection photos and repair invoices as they happen, wherever you live.

Renting in Parkland, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Do you manage long-term rentals in Parkland too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in Parkland?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my Parkland home short-term?
Allowed with a City Vacation Rental Registration Certificate from Planning and Zoning. Certificates are issued after an inspection and are valid for one year. Your community documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Parkland?
City vacation rental registration certificate ($500 application fee) with a life safety inspection, plus a second inspection if there is a pool or spa. City business tax receipt, Broward tourist development tax registration, DBPR license and Florida Department of Revenue certificate. A responsible party over 18 who can respond at the property within 2 hours. Required postings in the unit. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.
What is the minimum stay in Parkland?
No city minimum found. Many communities set their own minimum, often 30 days or more, so the community usually decides.
Can the state or Parkland change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Can you help me buy a rental home in Parkland?
Yes. Brandon is a licensed broker. We check the community's leasing rules and approval process and estimate the rent before you make an offer, then manage the home after closing.
