Property management in Coral Springs

Long-term annual management for Coral Springs homes and condos in north Broward, plus buying and selling with a licensed broker. Leasing, upkeep and one owner app.

About the area

A planned city where families rent for the schools.

Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.

Coral Springs was laid out as a planned city in northwest Broward, and it still feels that way: wide boulevards, strict sign and landscaping codes, and neighborhoods organized around parks and schools. Single-family homes make up most of the housing, in areas like Ramblewood, Maplewood, Turtle Run and Wyndham Lakes, with larger homes in gated communities such as Eagle Trace, plus townhomes, condos and apartment complexes closer to University Drive and the downtown district.

That stock makes Coral Springs a long-term rental market. Many tenants are families who choose a home by school zone and stay for years, which rewards owners who keep the property in good shape and renew good tenants instead of turning them. City code enforcement is active on lawns, roofs and exterior upkeep, so maintenance is part of protecting the rent. We schedule the routine work, from pressure cleaning and lawn care to air conditioning service, and keep records so a city notice or a move-out inspection never turns into an argument.

Short stays are allowed but closely managed. Coral Springs requires a vacation rental registration and certificate of compliance before a home can even be advertised, with an inspection, a pre-approved floor plan and a survey. The rules limit occupancy to two per sleeping room up to sixteen, require whole-unit rentals, keep guest cars in the driveway and call for a noise-sensing device that alerts the responsible party. Owners outside the tri-county area need a local agent. We handle the registration and the renewals for homes where it makes sense.

Associations add their own layer: many communities approve tenants, set lease minimums and enforce architectural rules. We work through those applications and keep the property compliant. For investors, duplexes and small multifamily near the city's commercial corridors can work well on annual leases, and if you want to buy or sell in Coral Springs, Brandon can represent you as a licensed broker.

Coral Springs

Renting in Coral Springs, answered.

Short answers here. Anything longer belongs in a guide, linked below.

Do you manage long-term rentals in Coral Springs too?

Yes. Annual and seasonal leases, with the same team and the same app.

Can you help me buy or sell in Coral Springs?

Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.

What does management cost?

It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.

Can I rent my Coral Springs condo short-term?

Allowed with a city vacation rental registration and certificate of compliance under Land Development Code Section 250160. The property cannot be advertised or rented until the certificate is issued. Your building's documents can be stricter than the city, so we confirm both before listing.

What licenses do I need for a short-term rental in Coral Springs?

Notarized city registration ($610 initial, renewed yearly by September 30), city business tax application, inspection before the certificate, the DBPR license, a Broward tourist tax account, a property survey, a city pre-approved floor plan and a trespass barring agreement. A responsible party answering 24/7, and a local agent if the owner lives outside Broward, Miami-Dade and Palm Beach. Up to 2 per sleeping room, 16 max, whole-unit rentals only, driveway parking and a noise-sensing device. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.

What is the minimum stay in Coral Springs?

No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.

Can the state or Coral Springs change these rules?

Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.

Can I rent out single rooms in my Coral Springs home to short-term guests?

No. Coral Springs requires vacation rentals to be rented as a whole unit, and a sleeping room cannot be offered or rented on its own. Long-term room rentals follow different rules, which we can walk through.
