Beach towers, canal homes and a permit for every house.
Pompano Beach stretches from a busy oceanfront of mid-rise and high-rise condos, across the Intracoastal and its canal neighborhoods, to inland communities built around golf courses and older single-family streets. The beach district has been rebuilt in recent years around the pier and the Atlantic Boulevard corridor, and that has brought renewed interest from both seasonal visitors and buyers.
The city regulates short stays by property type. Single-family homes, duplexes, triplexes and fourplexes rented for six months or less need an annual short-term rental permit from Development Services. The application asks for a site plan, a floor plan showing bedrooms, exits and extinguishers, a standard lease, proof of state and county tax accounts, the DBPR license and a clean lien search. Inspectors from code, building and fire then visit before the permit is issued, and the permit year resets every October 1. The city also keeps a public list of approved rentals with each 24-hour contact, so neighbors know who to call. The permit belongs to the owner and the address, so a sale means the new owner applies again.
Condos are treated differently. The city's short-term rental definition leaves condominiums out, so for most beach towers the association documents decide whether short stays are possible and how long they must be. Many buildings set their own minimums or require tenant approval, which is why we read the declaration and rules before recommending a plan.
Canal homes in neighborhoods like Harbor Village and Garden Isles often suit seasonal and long-term tenants who want dock access, while inland homes and small multifamily buildings tend to rent on annual leases. Permit renewals, tax filings, repairs and owner statements for each Pompano property are tracked in one app, handled by our Sunny Isles Beach team. Owners buying in Pompano Beach can also work with Brandon, a licensed broker, to weigh a property against the permit rules before closing.

A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Can I rent my Pompano Beach condo short-term?
Homes, duplexes, triplexes and fourplexes need an annual city short-term rental permit for stays of 6 months or less. Condos are excluded from the city's short-term rental definition, so the association decides. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Pompano Beach?
Annual city short-term rental permit ($675 for a home or duplex, $750 for a triplex or fourplex, $375 renewal), city and Broward business tax receipts, a city lien search, DBPR license, and Florida and Broward tourist tax accounts. Site plan, floor plan and lease on file, and a multi-department inspection before the permit. A Local Designated Representative reachable 24 hours. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.
What is the minimum stay in Pompano Beach?
No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Pompano Beach change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do you manage long-term rentals in Pompano Beach too?
Yes. Annual and seasonal leases, with the same team and the same app.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Does my Pompano Beach condo need the city short-term rental permit?
The city permit covers homes, duplexes, triplexes and fourplexes, and the city's definition leaves condominiums out. Your association's documents decide, and the state DBPR license and tourist tax accounts still apply to any short stay.
When does a Pompano Beach short-term rental permit expire?
Every September 30. The permit year starts October 1, and a late renewal carries a 25% penalty and pauses rental activity until it is renewed.
