A low-rise beach town with two rental rule books.
Lauderdale-by-the-Sea is a small beach town north of Fort Lauderdale, known for keeping its buildings low and its village center walkable around Commercial Boulevard and the fishing pier. Housing runs from oceanfront condos along A1A to single-family homes, townhomes and small duplex and fourplex buildings on the streets toward the Intracoastal and in neighborhoods like Bel Air and Terra Mar Island.
The town splits short-stay rentals into two categories, and the difference shapes what an owner can do. Single-family homes, townhomes and split-lot duplexes are vacation rentals: anything under 90 days needs a town certificate, and stays must be at least seven days, a rule the town adopted in 2009, before the state cutoff. Duplexes, triplexes and fourplexes are short-term rentals: a certificate is needed for stays under 30 days, with no town minimum. Condo units and larger buildings need only the general rental business tax receipt, so the association documents usually decide.
The certificate process is detailed. The town asks for proof of zoning eligibility, a floor plan and site sketch with each parking space marked, photos, an active trash account, and a code and fire inspection before the first guest, repeated every year. A 24-hour rental agent who lives or works in town must answer the phone and reach the property within three hours. Some narrow lots in one part of town cannot be used as short-term rentals at all, so we check the parcel first.
Long-term and seasonal leases are a natural fit for many owners here, especially winter residents who return year after year. Whether you choose short stays or annual leases, we handle screening, licensing, taxes, repairs and owner reporting for your village property, and you can see all of it in one app. Until the certificate and business tax receipt are issued, the town does not allow the property to be rented or even advertised, so we plan the timeline before the first booking is taken. Renewals, annual inspections and changes of agent are tracked for you.

A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Can I rent my Lauderdale-by-the-Sea condo short-term?
Single-family homes, townhomes and 2 to 4 unit buildings need a town rental certificate, renewed every year. Homes and townhomes have a 7-night minimum; the town does not regulate short stays in condo units. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Lauderdale-by-the-Sea?
Town business tax receipt for every rental, a vacation or short-term rental certificate for each unit ($775 certificate, $75 fire inspection), zoning eligibility, inspections before issue and every year, DBPR license, and a Florida sales tax account plus Broward tourist tax. A 24-hour rental agent who lives or works in town and can be on site within 3 hours. Up to 2 per bedroom plus 2 per extra 200 sq ft, never more than 10. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.
What is the minimum stay in Lauderdale-by-the-Sea?
7 days for homes and townhomes. Association rules can be stricter, so we confirm both before you rent.
Can the state or Lauderdale-by-the-Sea change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do you manage long-term rentals in Lauderdale-by-the-Sea too?
Yes. Annual and seasonal leases, with the same team and the same app.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Is the rule different for a house and a duplex in Lauderdale-by-the-Sea?
Yes. Homes, townhomes and split-lot duplexes are vacation rentals with a 7-day minimum and a certificate for any stay under 90 days. Duplexes, triplexes and fourplexes are short-term rentals, with a certificate for stays under 30 days and no town minimum.
Can every property in town be a short-term rental?
No. The town code bars vacation and short-term rentals on certain narrow lots in one multifamily zoning district, so we confirm the parcel's zoning eligibility with the town before anything else.
