Golf communities, good schools and long leases.
Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.
Palm Beach Gardens is an inland city in northern Palm Beach County, west of the coastal towns and built around PGA Boulevard, Northlake Boulevard and I-95. Much of the housing sits in planned and gated communities, many organized around golf, alongside older neighborhoods of single-family homes and newer master-planned developments to the west. There is no ocean frontage here; the draw is space, schools, golf and quick access to the coast and the jobs along PGA Boulevard.
That shapes the rental market. Tenants are often families drawn by schools, professionals working in the PGA Boulevard office corridor, and seasonal residents who come for golf and the winter. Annual leases on single-family homes and townhomes are the core of the market, with furnished seasonal rentals in communities that allow them.
In a city like this, the association usually matters more than city hall. We found no city vacation rental ordinance, but most communities have their own lease minimums, tenant approval, gate registration and rules on how often a home can be rented. We read those documents first and manage the application, so a tenant with a signed lease is not held up at the gate. If short stays are ever on the table, we confirm with the city before anything is listed. Short stays would also owe state sales tax plus the Palm Beach County tourist tax, and we would register for both and file them.
Brandon Schneider is a licensed broker, so owners and buyers can get help on both sides: choosing a home that will rent well in a community that allows leasing, then managing it with screening, rent collection and maintenance tracked in one owner app. Homes in golf communities also come with club rules, architectural review for exterior work and landscaping standards, and we keep up with those so a tenant or a repair never puts you on the wrong side of the association.

Renting in Palm Beach Gardens, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Do you manage long-term rentals in Palm Beach Gardens too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in Palm Beach Gardens?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my Palm Beach Gardens condo short-term?
We found no city vacation rental ordinance. Most homes here are in communities with their own rental rules, so we confirm with the city and the association before listing. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Palm Beach Gardens?
Palm Beach County short-term rental business tax receipt for each unit, DBPR license, Florida sales tax and county tourist tax accounts, and a city business tax receipt if the city requires one. Guests pay 12.5% in taxes on stays of 6 months or less (6% state + 0.5% Palm Beach County school surtax + 6% Palm Beach County tourist development). We handle the filings as part of the service.
What is the minimum stay in Palm Beach Gardens?
No city minimum found. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Palm Beach Gardens change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Can you help me buy a rental property in Palm Beach Gardens?
Yes. Brandon is a licensed broker. We check each community's leasing rules before you buy, since some limit how soon or how often a home can be rented, and then manage the property once it closes.
