Property management in Lantana

Management for Lantana homes, condos and small multifamily, from Hypoluxo Island to the neighborhoods west of the tracks. Local rules, one team, one app.

About the area

A small town with a short-stay line drawn in the code.

Lantana is a small coastal town in southern Palm Beach County, set along the Intracoastal with a slice of oceanfront on the barrier island. Most of the housing is on the mainland: single-family homes on quiet residential streets, duplexes and small apartment buildings, and condos near the water and on Hypoluxo Island. It feels more like a small town than a resort, and the rental market follows: steady demand from people who work nearby, retirees who come for the winter and families who want to be close to the water without paying island prices.

The town is unusually clear about short stays. Its code bans rentals of 30 days or less in single-family houses in the R-1 and R-1A zoning districts, so a home in those districts is a long-term or seasonal rental, not a nightly one. Outside those districts, short stays may be possible, but every residential rental needs a town business tax receipt, and the town asks landlords to file a rental information card before it issues one. We check the zoning of your lot before we recommend a plan, and we keep the town and county paperwork current every year.

Condos follow their association first. Many buildings near the water set their own minimum lease terms and approval steps, and those documents decide what is possible long before the town does. Where short stays are allowed, Palm Beach County stacks its own requirements on top of the state license: every unit needs a county short-term rental business tax receipt, and tourist tax is filed monthly.

For most Lantana owners, the steady play is a well-screened annual or seasonal lease. We handle the town and county paperwork, tenant screening, rent collection and upkeep, and report every unit in the same owner app we use across South Florida. Older homes here often need regular attention to roofs, plumbing and storm protection, so we schedule inspections between tenants and keep a record of every repair.

Lantana

Renting in Lantana, answered.

Short answers here. Anything longer belongs in a guide, linked below.

Can I rent my Lantana condo short-term?

Town code bans rentals of 30 days or less in single-family houses in the R-1 and R-1A districts. Elsewhere, including condos, every rental needs a town business tax receipt and the association has the final say. Your building's documents can be stricter than the city, so we confirm both before listing.

What licenses do I need for a short-term rental in Lantana?

Town business tax receipt (the town's Building Division has a rental-property BTR package: BuildingPermit@lantana.org), Palm Beach County short-term rental business tax receipt for each unit, DBPR license, and Florida sales tax and Palm Beach County tourist tax accounts. Guests pay 12.5% in taxes on stays of 6 months or less (6% state + 0.5% Palm Beach County school surtax + 6% Palm Beach County tourist development). We handle the filings as part of the service.

What is the minimum stay in Lantana?

Over 30 days in R-1 and R-1A homes. Association rules can be stricter, so we confirm both before you rent.

Can the state or Lantana change these rules?

Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.

Do you manage long-term rentals in Lantana too?

Yes. Annual and seasonal leases, with the same team and the same app.

What does management cost?

It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.

Can I rent my Lantana house by the week?

Not if it sits in the R-1 or R-1A zoning district. Town code bans rentals of 30 days or less for single-family houses there. We check your lot's zoning first and plan around monthly, seasonal or annual leases.
