Property management in Highland Beach

Management for Highland Beach condos and homes between the ocean and the Intracoastal. Town registration, seasonal leases and unit care, one app.

About the area

One road, two waterfronts, and a town that registers every rental.

Highland Beach is a small town on the barrier island between Boca Raton and Delray Beach. Almost all of it sits along State Road A1A, with oceanfront condos on the east side, Intracoastal condos and homes on the west, and a few single-family pockets such as Bel Lido Isle. It is quiet and almost entirely residential, which is a big part of why owners buy here. Beach access, Intracoastal docks and views drive value, and most buildings run their own rules on guests, parking and move-ins.

Most units are condos, and many owners live here part of the year. That makes seasonal leasing the most common plan: a winter tenant, then the owner, or an annual lease for owners who are away. Oceanfront units also need steady care between stays, from AC and humidity checks to hurricane shutters and post-storm inspections, and we handle that on a schedule. Owners who are out of state get photos after each visit and a clear record of what was done.

Short-term rentals are legal here, but the town runs a registration program under Chapter 34 of its code. Each unit needs its own registration, renewed every two years by October 1, and a town inspection. The owner must hold a DBPR license, a Florida sales tax certificate and a Palm Beach County tourist tax account, keep a written lease for every stay, and name a responsible party who answers 24/7 and can be at the unit within two hours. Units must post emergency information, quiet hours and sea turtle lighting rules.

The town form says it plainly: if the condo or association does not allow short stays, a town registration does not change that. We read the building documents first, then handle the town, state and county paperwork for the units that qualify. Whether your unit faces the ocean along A1A or the Intracoastal, one team out of Sunny Isles Beach looks after it and reports through one owner app.

Case studyFrom sitting empty to about $300,000 a year

A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Renting in Highland Beach, answered.

Short answers here. Anything longer belongs in a guide, linked below.

Can I rent my Highland Beach condo short-term?

Condos, single-family homes and duplexes can be rented short-term with a Town of Highland Beach vacation rental registration (Chapter 34). Each unit needs its own registration and a town inspection. Your building's documents can be stricter than the city, so we confirm both before listing.

What licenses do I need for a short-term rental in Highland Beach?

Town vacation rental registration for each unit, renewed every two years by October 1, with a town inspection. DBPR license, Florida Department of Revenue certificate and Palm Beach County tourist tax account. A responsible party reachable 24/7 who can be on site within 2 hours. A written lease for every stay, required postings in the unit, annual pool inspections and parking per town code. Guests pay 12.5% in taxes on stays of 6 months or less (6% state + 0.5% county school surtax + 6% Palm Beach County tourist development). We handle the filings as part of the service.

What is the minimum stay in Highland Beach?

No town minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.

Can the state or Highland Beach change these rules?

Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.

Do you manage long-term rentals in Highland Beach too?

Yes. Annual and seasonal leases, with the same team and the same app.

What does management cost?

It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.

How often does the Highland Beach vacation rental registration renew?

Every two years, by October 1, with a separate registration for each unit. Any change in owner, agent or responsible party has to be reported to the town. We track the renewal date for you.
