A downtown on the avenue, and a turnover rule older than state law.
Delray Beach is built around Atlantic Avenue, which runs from the mainland downtown across the Intracoastal to the public beach. Around it are historic neighborhoods such as Pineapple Grove, Osceola Park and Lake Ida, waterfront streets like Seagate and Tropic Isle, and The Set, the beach area between the Intracoastal and the ocean. Farther west the city turns into newer subdivisions and large age-restricted communities.
That gives Delray a wide mix to manage: cottages and renovated homes near downtown, duplexes and small apartment buildings, Intracoastal condos and some large waterfront homes. Long-term demand comes from people who want to walk to the avenue, and winter brings seasonal tenants who return year after year. Close to the avenue, small cottages and duplexes often rent quickly; farther west, condos in age-restricted communities follow their own approval rules.
Short-term rules here come from zoning, not a permit. Since 2009, a unit that turns over more than six times a year is treated as a transient residential use, which is allowed in medium density residential zoning and not in single-family or planned residential districts. Because that rule predates the June 2011 state cutoff, it still stands; in April 2026 the city removed a stricter 2012 limit that state law had preempted. So whether a home can take frequent short stays depends on its zoning district, and we check it before any listing goes live. If frequent short stays are not allowed, a seasonal plan with fewer, longer stays usually is, and it is easier on the neighbors and the house.
Every short stay also needs a DBPR license and state and Palm Beach County tax accounts, with the county business tax receipt number shown on the listing. The combined tax on a stay of up to six months comes to 12.5%. A house in Lake Ida and a condo near the beach get the same treatment: one team working from Sunny Isles Beach, one owner app.

A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Can I rent my Delray Beach condo short-term?
A unit that turns over more than six times a year is a transient residential use. That use is allowed in medium density residential (RM) zoning and prohibited in single-family and planned residential districts, under a 2009 rule the city reaffirmed in 2026. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Delray Beach?
DBPR license, Florida Department of Revenue account, Palm Beach County tourist tax account and a county short-term rental business tax receipt. We found no separate city vacation rental registration; we confirm zoning and city business tax before listing. Guests pay 12.5% in taxes on stays of 6 months or less (6% state + 0.5% county school surtax + 6% Palm Beach County tourist development). We handle the filings as part of the service.
What is the minimum stay in Delray Beach?
No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Delray Beach change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do you manage long-term rentals in Delray Beach too?
Yes. Annual and seasonal leases, with the same team and the same app.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my single-family home short-term in Delray Beach?
Only within limits. In single-family zoning, more than six turnovers a year is a transient residential use, which those districts do not allow. Fewer stays, or longer seasonal leases, can work. We check your zoning and plan the calendar around it.
