Tree-lined streets and a city that checks every rental.
Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.
Plantation sits in central Broward just west of Fort Lauderdale, and it is known for mature trees, canals and established neighborhoods. Jacaranda and Plantation Isles are mostly single-family homes, many on the water. Plantation Acres in the west has large lots and some equestrian properties. Toward the east and along the Broward Boulevard and Midtown corridor there are condos, townhomes and older small multifamily buildings. Central Park and the city's sports and recreation facilities sit in the middle of it all.
The rental market follows that layout. Homes in the established neighborhoods rent to families and professionals on annual leases, often for years. Condos and apartments near the hospitals, offices and shopping draw working tenants who want a short commute. Plantation Acres is its own niche, where a tenant cares about the land, the barn or the pool as much as the house. Waterfront homes in Plantation Isles and along the canals add seawalls and docks to the maintenance list. Older homes in the established neighborhoods often need roof, plumbing or electrical updates planned ahead, and we budget for them with you so they do not arrive as surprises.
Plantation runs one of the more detailed vacation rental programs in Broward. Every short-term rental registers with the city each year, passes structural, fire and zoning inspections, carries commercial liability insurance naming the city and shows where the noise detection device is installed. A non-hosted owner or agent has to answer the phone around the clock and be on site within an hour. We handle that if a short-term plan makes sense, but for most owners here annual leases are the better fit. Either way, the property is inspected and the work shows up in your monthly report.
On the buying side, Brandon works as a licensed broker for Plantation investors, from a condo near Midtown to a duplex or a family home in an established neighborhood. We check association rules and realistic rents before you make an offer.

Renting in Plantation, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Do you manage long-term rentals in Plantation too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in Plantation?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my Plantation condo short-term?
Allowed with a city vacation rental registration (City Code Chapter 14, Article V), renewed yearly. The city has separate tracks for hosted (homesteaded owner living there) and non-hosted rentals. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Plantation?
City registration and business tax receipt, Broward business tax receipt, DBPR license, Florida sales tax and Broward tourist tax accounts, commercial liability insurance ($1M per occurrence, $2M aggregate) naming the city, sketches with the noise detection device shown, and structural, fire and zoning inspections. A non-hosted owner or agent reachable 24/7 and on site within 60 minutes. Up to 2 per bedroom and 8 per rental. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development. No city resort tax.). We handle the filings as part of the service.
What is the minimum stay in Plantation?
No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Plantation change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Is a hosted rental treated differently in Plantation?
Yes. If you live in the home and hold a Broward homestead exemption, it is a hosted vacation rental with its own checklist. If you do not, it is non-hosted, and an owner or agent must be reachable 24/7 and on site within 60 minutes.
