Property management in Coral Gables

Long-term annual management for Coral Gables homes, condos and estates, plus buying and selling, in a city that requires residential leases of at least six months.

About the area

A city where every residential lease runs six months or more.

Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.

Coral Gables was planned in the 1920s as a garden city, and it still looks the part: Mediterranean Revival homes, tree-lined streets, plazas and fountains, and a zoning code the city enforces closely. Housing runs from older homes in North Gables and Granada to waterfront estates in Cocoplum and Gables Estates, with condos and apartments concentrated around downtown, Miracle Mile and Merrick Park. Many of the older homes carry historic designations or sit in districts where exterior changes need city review, which matters for repairs and upgrades between tenants.

The rental question has a short answer here. The city says stays under six months are not permitted in single-family or multifamily residential zones, and its enforcement order cites the owner of record, not the guest, with fines that run daily. So in Coral Gables we plan around annual and seasonal leases of six months or longer, and we tell owners that before they furnish a home for nightly guests. Seasonal tenants who want the winter here simply sign for the full six months.

Long-term demand is steady and varied. Tenants include faculty and staff from the University of Miami, families drawn to the schools, and professionals working in the downtown office district or commuting to Brickell. We screen applicants, write leases that meet the six-month rule, collect rent through the owner app and keep each property in the condition the city's code and your neighbors expect, from lawn and landscaping to exterior paint and roof upkeep.

Many Gables owners are also weighing a purchase or a sale. Brandon Schneider is a licensed broker, so the same team can help you buy a home or condo with the rental numbers run first, then lease and manage it. Our office is in Sunny Isles Beach, and we handle Coral Gables showings, inspections and repairs with the same people who answer your calls.

Renting in Coral Gables, answered.

Short answers here. Anything longer belongs in a guide, linked below.

Do you manage long-term rentals in Coral Gables too?

Yes. Annual and seasonal leases, with the same team and the same app.

Can you help me buy or sell in Coral Gables?

Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.

What does management cost?

It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.

Can I rent my Coral Gables condo short-term?

The city says rentals under six months are not permitted in areas zoned single-family or multifamily residential. The only exception it names is a designated historic bed-and-breakfast. Your building's documents can be stricter than the city, so we confirm both before listing.

What licenses do I need for a short-term rental in Coral Gables?

In residential zones there is no short-term license path: every lease must run at least six months. Outside residential zones, confirm zoning with the city first; a short-term operation would also need city and Miami-Dade business tax receipts, a DBPR license and state and county tax accounts. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 3% convention development + 2% tourist development + 1% sports franchise. No city resort tax.). We handle the filings as part of the service.

What is the minimum stay in Coral Gables?

6 months in residential zones. Association rules can be stricter, so we confirm both before you rent.

Can the state or Coral Gables change these rules?

Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.

Can I rent my Coral Gables home for just the winter?

Only if the lease runs at least six months. The city treats anything shorter in a residential zone as a short-term rental and cites the owner. A seasonal lease of six months or more works, and we can set one up around the months you plan to be away.
