Big lots, mature trees and a village that registers every rental.
Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.
Pinecrest is a village of single-family homes between South Miami, Coral Gables and Palmetto Bay, known for large lots, heavy tree canopy and quiet streets off Old Cutler Road, Killian Drive and US-1. There are few condos. Most of what owners hold here is a house, from older ranch homes on wide lots to newer custom homes and gated waterfront properties toward the bay. Lots are large enough that yard, tree and pool care are a real part of the monthly budget, and village rules on trees and landscaping apply to rented homes like any other.
That housing stock shapes the rental market. Tenants are usually families relocating for the public and private schools nearby, often on annual leases, and executives who want space and privacy close to Dadeland and the Kendall medical corridor. Leases often line up with the school calendar, so timing a vacancy for summer helps. Homes here lease well when they are kept up, so we spend as much time on landscaping, pools, roofs and hurricane prep as on paperwork.
Short-term rentals are possible, but the village regulates them closely. Owners must register with the Building and Planning Department, pass an annual compliance inspection, show a Miami-Dade Fire Rescue inspection for transient lodging and name a responsible party who lives within 30 miles and can respond within an hour. The registration and inspection fees are set by the village, so a vacation rental only makes sense where the numbers clear those costs. We run that comparison before recommending either path.
Pinecrest is also a market where many owners are buying or upgrading. For buyers, Brandon Schneider brings a broker license and works out rental and upkeep costs on a Pinecrest home before you buy; we then lease and manage it and report everything through the owner app.

Renting in Pinecrest, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Do you manage long-term rentals in Pinecrest too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in Pinecrest?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my Pinecrest home short-term?
Vacation rentals must be registered with the Building and Planning Department under Division 5.32 of the village code, with an annual compliance inspection. Your community documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Pinecrest?
Village registration ($832 new, $624 annual renewal, $416 annual compliance inspection), an approved Miami-Dade Fire Rescue inspection for transient lodging, proof of a DBPR license, Florida and Miami-Dade tourist tax registration, and liability insurance covering rental use. A responsible party who lives within 30 miles, answers 24/7 and responds to emergencies within 1 hour. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 3% convention development + 2% tourist development + 1% sports franchise. No village resort tax.). We handle the filings as part of the service.
What is the minimum stay in Pinecrest?
No village minimum found. Many communities set their own minimum, often 30 days or more, so the community usually decides.
Can the state or Pinecrest change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Who can be the responsible party for a Pinecrest vacation rental?
The village requires a person who lives within 30 miles, answers the phone 24/7 and can respond to emergencies within one hour. The owner can serve, or appoint someone. When we manage the rental, our team fills that role and the village is told of any change.
